In Gradisca d'Isonzo lies Casa-Friuli, a villa surrounded by greenery with a garden, pool, and barbecue terrace. Our apartments combine retreat and sociability.

Casa-Friuli is a semi-detached villa consisting of two holiday apartments. Casa Rosso, with approx. 120m², is suitable for up to 5 people, and Casa Verde, with approx. 70m², is suitable for up to 4 people. Alternatively, you can rent the entire villa as Casa-Friuli, with a total living space of around 190m² for up to 9 people. Gradisca is small, quiet, and enclosed by a town wall, with a rich history from the Austro-Hungarian era. From here, you can reach Trieste, Sistiana, Grado by the sea, or Slovenia in less than 30 minutes. Located in the heart of the Alpe-Adria region, it's perfect for nature, sports, and excellent food.

Heated pool

First laps in the warm water in the morning, and another dip in the evening.

Our pool, heated from May to September, is the heart of the house. From the water, you can walk barefoot directly onto the terrace with a barbecue. All around is the large lawn in the garden, equipped with parasols and comfortable loungers for relaxing after swimming.

Both semi-detached houses of the villa, the Casa Verde as well as the Casa Rosso, overlook the pool. The pool has an entry staircase. Josef takes great care of the pool. The lawn around the pool is mowed weekly. The evening lighting makes you want to jump into the pool even in the evening.

Cycling tours

Arrive. Load. Roll out.

In Casa Friuli, an e-bike charging station is available for your e-bikes, so you can start your tours directly from the house, safe and charged. Whether you are a road cyclist, an MTB rider, or a touring cyclist, you'll have breakfast on the terrace, grab your helmet from the wall, and be on the Isonzo cycle path in two minutes. If you don't want to bring a bike or e-bike, no problem. In Villesse, you can rent a top-maintained bike or e-bike at a very reasonable price.

In the morning, you glide through vineyards, in the afternoon, you smell the sea near Trieste, in the evening, you roll back to Gradisca, park your bike, and the grill is already warm. All without a car, all from your doorstep.

Gradisca is small, quiet, and enclosed by a city wall. Here, Habsburg-era history meets Friulian cuisine. And from here, the entire Alpe Adria region lies at your feet: mountains, river, karst, and coast.

Imperial and Royal Monarchy

In the Footsteps of the Austro-Hungarian Empire in Friuli-Venezia Giulia

Between the Isonzo and the Adriatic, old Austria still lies. You feel it not in museums, but on the street.

Start in Gradisca d'Isonzo, right on your doorstep. Built as a Venetian fortress in the 15th century, the city later became Habsburg. Today, you walk on the intact city walls and see where the heritage of the Serene Republic merges with that of the Habsburg Empire.

From here, it's a 30-minute e-bike ride to Gorizia. Gorizia was the Nice of Austria, the winter residence of the nobility, with coffee houses and palaces.

Continuing to Trieste. The city voluntarily surrendered to the Habsburgs in 1382 to escape Venice, and remained the Monarchy's port for over 500 years. Go to the Grand Canal, have a coffee at Caffè San Marco, visit Miramare Castle, where Maximilian of Habsburg gazed out at the sea.

Sea

Sea. Grado and Sistiana in under 30 minutes.

From Casa Friuli, you leave in the morning and reach the water in 25 minutes, but you choose a different world every day.

Grado is the gentle side. A lagoon city on sand, until 1918 this was the Austrian Riviera and part of the County of Gorizia and Gradisca. You park, walk through the old town with its basilicas, eat fish by the canal, and spend the afternoon in the shallow, warm water. Perfect for long days, for families, for the feeling of summer without the rush.

Sistiana is the wild side. This is where the karst meets the sea. White cliffs, pine trees, the turquoise waters of the bay. You swim between rocks, walk up the Rilke Trail high above the sea, and have an aperitif with a view of Miramare Castle. No sand, but clarity.

In the evening, you're back in Gradisca, a town where the heritage of Venice merges with that of the Habsburg Empire, and you jump into the heated pool.

Casa Friuli is located on the southern edge of Gradisca d'Isonzo, just outside the historic old town walls, on Via Aquileia in the direction of Aquileia and Grado. The location is flat, quiet, and characterized by gardens, with an unobstructed view of the Friulian plain.

Gradisca d'Isonzo lies in the heart of Friuli-Venezia Giulia, in the province of Gorizia, on the right bank of the Isonzo River. The town, with approximately 6,500 inhabitants, is among the "Most Beautiful Villages of Italy" and combines Venetian fortress architecture with Habsburg heritage.
